  • Take the lead position in coordinating the development of the scope of work / service to be provided, obtaining qualifications, securing NDA’s, preparing RFP’s, reviewing proposals / bids, scheduling interviews, price / qualification leveling and final negotiations.
  • Work with in-house and outside legal counsel in preparing contract documents.
  • Track documentation development, changes and final resolution through to execution.
  • Participate and monitor Construction Manager’s subcontracting activities to ensure compliance with AB and industry guidelines.
  • Stay current in project budget, schedule & progress status.
  • Review payment applications / invoices to ensure compliance with contract terms.
  • Monitor project payments against project progress and alert the project team of variances / issues.
  • Monitor scope of work, schedule & design changes and alert the project team of contract consequences.
  • Document any changes and track their development (e.g. change order log) & approval.
  • Evaluate cost, schedule & technical impacts.
  • Coordinate approval or disapproval with the appropriate level of management.
  • Coordinate resolution of any claims / disputes with in-house and outside legal counsel.
  • Assist in the development of contract status and performance reports.
  • Develop change order status and claims/disputes reports.
  • Take the lead in conducting contract cost & operational audits using external auditors as necessary.
  • Coordinate contract close out activities including final payments, release of retention, lien releases and assembly of the final documentation (as-builts, warranties, etc.).


  • Degree in related field or equivalent field experience preferred.
  • 2-3 years working within construction or related field (architecture or engineering) highly preferred.
  • Experience managing PM Web is required to successfully perform the responsibilities.
  • Advanced efficiency with Microsoft Excel, Outlook, and Word required.
  • Excellent interpersonal skills.
  • Can handle duties in a team environment as well as individually and client focused.
